WHAT HASSLE??? All of my properties are professionally managed by companies that have repair people on staff. When a unit becomes vacant they make necessary repairs and rerent it quickly from their large pool of tenants. Their fee is tax-deductible to me and my rentals have appreciated by MILLIONS of dollars over the years.
I have a sinking fund set aside to take care of the normal repair and replacement issues that come up annually. In addition, the income tax benefits (especially depreciation) have saved me hundreds of thousands of dollars in taxes. What am I missing?
