There are still many things you want your agent to do to protect your interests like:

• Help you determine the true market value of the property
• Negotiate the best price for the property
• Help you obtain all needed inspections
• Negotiate necessary repairs with the seller
• Make sure the seller provides all required and necessary disclosures
• Handle all of the problems that are sure to come up
• Etc, etc., ad infinitum

Perhaps you can negotiate a small rebate from your agent because you have eliminated some of the work but working directly with the seller and their agent is like suing someone and then paying their attorney to represent you. Don’t go into the biggest transaction of your life without professional representation!
