How do I sell my house without an agent?

Why would you want to sell your house without using a real estate professional? Are you an expert in marketing homes? Do you know how to price property to attract the most buyers? Are you very familiar with real estate contracts? Do you know the real estate laws in your area? Do you know what to disclose to buyers to protect yourself from future liability?

People who try to sell their own home without a Realtor only think about saving a few dollars and not the big picture which is about maximizing profit.

First, you likely won’t save any money because buyers who know you aren’t paying an agent will probably try to cut your price by 6–10%. Second, to attract enough buyers you’re probably going to have to pay at least a buyers’ agent so now you’re only saving 2.5–3% and doing all of the work yourself and taking on 100% of the liability. In addition, the real estate commission you pay could be deductible to reduce any tax you might have to pay on the profit you make.

Obviously, I’m biased, but after seeing many people try to sell their own homes for 45 years most say they would never do it again.

Don’t be penny-wise and pound-foolish. Would you do your own dentistry? Put a professional agent between yourself and a lawsuit and let them work full-time for you for several months for a few thousand dollars. You’ll probably get the same net price or higher than if you sold it yourself without all of the liability and hassle. Good luck!!!
