You can certainly sell your home yourself without using a real estate professional. However, unless you are an expert at real estate law, disclosures, marketing, finance, negotiations and much more you probably won’t get top dollar for your property and will expose yourself to very high liability.

You could hire a real estate attorney at $400+ an hour to prepare and review the paperwork but you would still need to engage a marketing company to attract the maximum number of buyers to your home and find a world-class negotiator to put the deal together. Then you’ll need to hire inspectors to check the wiring, plumbing, foundation, and look for dryrot and termites. In addition, you’ll need to stage your house for maximum appeal and then provide the buyer with mandatory state and local disclosures.

There’s much more work to do to sell a home but I think you get the picture. It would be wiser to focus on the big picture which is maximizing the 94% that goes into your pocket than worry about the 6% (roughly) that is divided up between the listing and selling brokers and their respective agents.
